We find that just showing clients 2D floor plans is not enough to fully demonstrate their design and a lot can get lost in translation from flat paper plans.

This phase is crucial because the decisions made here will influence the rest of the process. It’s important to get it right from the start, as making adjustments after this phase can be more costly and time-consuming.

Once the concept design is approved, the next step is design development. In this phase, you will dive into the finer details of your home’s design. This is when you’ll select all the materials and finishes that will bring your vision to life. Before construction can begin, you must secure the necessary permits required by your county. This step involves submitting your plans to the local county or municipality for approval. As the architect and the builder, we will submit the architectural plans, structural plans, and civil engineering drawings to the relevant authorities to ensure your home complies with all building codes and regulations.
The permitting process can take some time, as each jurisdiction has its own set of rules and approval procedures. In Fairfax County and Arlington County where we do most of our work we are currently seeing about 4-6 months on permit turnaround depending on the complexity of the project.
