5 Steps to Building a Custom Home: A Roadmap to Your Dream Home

1. Concept Design: Bringing Your Vision to Life

This helps refine your ideas, ensuring that the design is exactly what you envision as if you were stepping into it. We find that just showing clients 2D floor plans is not enough to fully demonstrate their design and a lot can get lost in translation from flat paper plans. 

The concept design sets the tone for everything that follows, as it shapes the foundation for the layout, structure, and functionality of your home. This phase is crucial because the decisions made here will influence the rest of the process. It’s important to get it right from the start, as making adjustments after this phase can be more costly and time-consuming.

2. Design Development: Finalizing Details

Once the concept design is approved, the next step is design development. In this phase, you will dive into the finer details of your home’s design. This is when you’ll select all the materials and finishes that will bring your vision to life. From exterior finishes such as roofing, windows, and siding to interior features like cabinets, countertops, plumbing fixtures, lighting, and tile, this is where you choose every element that will define the look and feel of your home.

Taking the time to make all your selections ahead of time will help avoid any change orders later on in the process. Change orders occur when decisions are made after the construction has begun, which can lead to schedule delays and increased costs. With the design plans in place and material choices finalized, we will be able to provide a fixed price for the entire project. This step is essential because it gives you a clear understanding of the cost of your home, based on the work and materials involved.

Having a fixed price helps eliminate financial uncertainty, allowing you to plan your finances accordingly. It’s important to note that while the price is representative of the decisions made so far, any major changes to the design or materials after this point will likely result in change orders, which can affect the overall cost.

A fixed price contract provides peace of mind, ensuring that you know exactly what you’ll be paying for and preventing any unexpected surprises down the road.

4. Permits: Navigating the County Requirements

Before construction can begin, you must secure the necessary permits required by your county. This step involves submitting your plans to the local county or municipality for approval. As the architect and the builder, we will submit the architectural plans, structural plans, and civil engineering drawings to the relevant authorities to ensure your home complies with all building codes and regulations.

The permitting process can take some time, as each jurisdiction has its own set of rules and approval procedures. In Fairfax County and Arlington County where we do most of our work we are currently seeing about 4-6 months on permit turnaround depending on the complexity of the project. As a design-build firm, we can manage this entire process, ensuring that all necessary paperwork is submitted and that the project meets local zoning and safety requirements.

Securing permits is a critical step because building without the proper approvals can lead to fines, delays, or even the need to tear down parts of the structure. With the right team managing this process, you can rest assured that everything is handled correctly.

With the design plans, permits, and cost in place, the construction team will begin breaking ground and building your custom home.
